Comprehensive Marketing Plan to Sell Your Home
There are three key steps to marketing your home to sell:
1. Prepare your home for the market,
2. Choose a list price and pricing strategy to attract the right buyer to your home, and
3. Present your home to the greater community and saturate the market.
Here is an outline describing how I will work alongside you to help you sell your home for the highest price that it can command in the market and in the least amount of time.
Preparing your home for the market
- Fix Outstanding Repairs
After you choose me to represent you in the sale of your home, we will discuss any outstanding repairs to your home that should be completed prior to putting your home on the market. Buyers are likely to notice these small projects and wonder if the home has been well maintained. Take such doubt out of the equation by completing any necessary repairs. This is everything from replacing a broken door bell, to fixing broken hinges on cabinets, to painting over old water damage marks from pipes that have been repaired. Also make sure that all light bulbs in the home and all outlets are currently working.
- Consider Making Small Renovations
Based on your home’s condition and your renovation budget, we can discuss renovations that can help you sell your home for more money or in less time. This will typically involve small-scale renovations such as replacing outdated lights fixtures, but could require larger projects, such as newly painting the rooms in your house or refinishing hardwood floors. You may want to consider renovating kitchens and bathrooms.
- Declutter and Depersonalize Your House
One of the most important actions you can take to get your house ready for sale is to remove the clutter of everyday life. This means removing any extra furniture that may make rooms feel smaller or having fewer items on shelves or surfaces that distract buyers. The goal is to highlight your home’s best features. Oversized rugs may hide gleaming hardwood floors and sofas may block fireplaces or bay windows. It is always best to remove family photos and religious iconography. You want the potential buyers to picture themselves and their families in your home.
I will hire a Home Staging Consultant to tour your house with you and give you professional advice on presenting your home to show exceptionally well, and sell for the highest possible value. If your house will be vacant at the time of sale, we can discuss staging the home with rented furniture.
These steps can feel overwhelming and that is why it is important for us to plan your house sale in advance. We want to make sure we have the necessary time to discuss and complete any repairs and/or renovations, and how best to declutter and depersonalize and to stage your home to be picture perfect. Pricing your home to sell
The most important step to selling your house is pricing it right! Buyers in today’s market are educated on home values and they are seeing everything on the market in your neighborhood.
- Review Comparable Properties on the Market
We will review comparable homes on the market – homes that are actively for sale, have received an offer and are under contract, have recently sold, or have failed to sell. We will evaluate their condition and price and compare them to your home.
- Evaluate Market Conditions
We will discuss the current market conditions and trends that may affect you in the sale of your house. Is your neighborhood appreciating in value? Is the market shifting from a seller’s market to a buyer’s market? Are upcoming developments (e.g., new transportation, a new condo building, or a new grocery store) going to affect your neighborhood?
- Choosing a Pricing Strategy
There are several pricing strategies that you can choose when listing your home. We will review them and select the best strategy to sell your house.
- Select the List Price for the Home
After discussing your home, comparable homes in the market, and the current state of the real estate market, we will choose a list price and begin marketing your home.
Presenting your home for sale
- Hire a Professional Photographer
I will hire a professional photographer with expertise in real estate photography to take high quality photos of your home. This is one of the most important marketing steps we can take. Today, buyers begin their search online and your “first showing” will be the photos they see. Poor quality photos may be worse than no photos at all. Buyers will simply skip your home and move on to the next house.These photos will be presented on a photo tour website unique to your home and this tour will be presented to buyers on your online listing on the Multiple Listing Service.
- Pre-market Your Home to Local Agents
Before your home even hits the market, I will begin creating a “buzz” in the market by pre-marketing your home to local agents. I will do this by networking with local agents and emailing them photos and highlighting the best features of your home. I will advertise your home to my brokerage at our broker meetings, host a Broker Open House and invite local agents to attend, and post about your home in several local pre-listing social media groups of which I am a member. We can discuss whether or not you will allow these agents to bring their clients early to tour your home. This can encourage multiple offers in the first week of your listing.
- Saturate the Market with a Comprehensive Online Presence
Buyers start their home search online, so it is vitally important that we get your home on all of the major online sites, including the Multiple Listing Service, Zillow, Trulia, Realtor.com, and more. Your listing will be posted to over 300 sites!
I will create a high quality online listing and a neighborhood profile on my website to attract potential buyers to your listing. I will also post your home on my social media platforms, Facebook, Twitter, and Instagram. I will pay for online advertising to attract a targeted group to your listing.
On the day that your home is actively for sale on the market, I will have a sign delivered and placed in your front yard advertising it is for sale.
- Create Print Brochures
I will hire a professional designer (at my expense) to design and print high quality brochures highlighting the best features of your home for buyers coming to Open Houses and showing appointments.
- Host Open Houses
Based on your home and life schedule, we can host Open Houses to attract buyers to your home. I recommend we begin with two Open Houses on “opening weekend” on both Saturday and Sunday. This allows buyers and agents alike the ability to see your home the first week it is on the market. After that point, we can discuss an open house schedule that works for you and your family. I will personally invite your neighbors to the Open Houses. They may know a friend or family member who wants to move into the neighborhood and can be a great ally in selling your home.
- Create a Home Book
I will create a home book for showings featuring information on your home, its best features, the disclosures on your property condition, and information on the local school districts and community.
- Establish Showing System
I will establish a system via a controlled lockbox and hire a showing contractor to coordinate showing appointments with you. We can set up immediate access or require notice before showings. My showing coordinator will make sure you know who is coming to your home and when. And I will follow up with feedback after these showings.
From the time we begin working together until the sale is complete, I will communicate with you and keep you informed about the sale. I will also send you weekly updates on what marketing efforts have been completed that week.
